A founder-led land acquisition and food-security development model.
The Guardian Economy is being designed to secure land, food production, and future housing opportunities through a corporate stewardship model. Instead of individuals trying to buy land alone, founding members work together to acquire and develop land in phases. Women-Led grants may be available for environmental studies.
The goal is not just to buy land. The goal is to create a working agricultural community where members can help build food security, seasonal accommodations, greenhouses, gardens, and eventually long-term stewardship housing opportunities.
We are looking for approximately 30 founding participants to help secure the land and begin the first development phase near Spruce Grove on appx 10 acres with the proper zoning for our development.
Founders would receive a recognized position within the corporation’s development structure and future domain/stewardship rights according to the final member agreement.
The first priority is acquiring the land through the corporation so the project has a real physical base.
Example land target: $399,000
Approximate cost per 30 founder positions: $13,300 per position
Each founder position can be shared. For example, a couple, family members, or partners may choose to split one position together, reducing the individual contribution to approximately $6,650 each.
Once land is secured, the next step is making the property functional: water, septic planning, access points, temporary power options, and basic site preparation.
Estimated shared development pool: $90,000
Approximate cost per 30 founders: $3,000 each
Before larger development begins, the property needs proper access. This includes creating basic internal roads so vehicles, equipment, and materials can move safely across the land.
Estimated shared development pool: $60,000 – $120,000
Approximate cost per 30 founder positions: $2,000 – $4,000 per position
Costs depend on land size, soil conditions, length of road required, and whether basic or upgraded access is installed.
During the early season, founders may be able to stay in their own motorhomes or RVs while helping build gardens, greenhouses, and food-production systems.
This allows the community to reduce costs while saving money and putting labour directly into the land.
Estimated setup reserve: $30,000
Approximate cost per 30 founders: $1,000 each
Greenhouses, gardens, and food-processing areas would be developed to begin producing food and creating revenue opportunities.
This phase may include greenhouses, irrigation, soil development, seed stock, tools, growing supplies, and basic food-handling infrastructure.
Estimated first food-production pool: $120,000
Approximate cost per 30 founders: $4,000 each
One of the first infrastructure priorities is bringing power to a central lodge or service hub. This creates a base for shared kitchen space, tools, lighting, and future expansion.
Estimated range: $15,000 – $40,000 (depending on distance and site conditions)
Approximate cost per 30 founder positions: $500 – $1,300 per position
Final cost depends on proximity to existing utility lines, terrain, and whether temporary or permanent power is installed first.
After the land and food systems are started, the next stage is planning longer-term housing or cottage-style stewardship sites. These would not be traditional private subdivisions. They would be structured through corporate/domain rights or long-term occupancy agreements.
The purpose is to protect the land from speculation while still giving members a secure place in the project.
| Category | Estimated Total | Per Founder / 30 People |
|---|---|---|
| Land Purchase | $399,000 | $13,300 |
| Water, Septic & Site Prep | $90,000 | $3,000 |
| Seasonal Setup / RV Support | $30,000 | $1,000 |
| Greenhouses & Food Production | $120,000 | $4,000 |
| Estimated Total | $639,000 | $21,300 |
These are planning estimates only and may change depending on final land price, legal costs, municipal requirements, servicing costs, engineering, zoning, and available grants or financing.
Founder positions are intended to remain active and protected through clear participation rules.
If a member becomes more than 3 months behind on required payments or participation obligations, their position may be transferred according to the corporation’s member agreement.
This protects the project from stalled payments while also keeping the land, development plan, and other members secure.
Final transfer terms, repayment rules, and member protections would be confirmed in writing before final participation.
Final design, cost, and layout will be determined based on land use, member needs, and available infrastructure at the time of development.
In Year 2, the focus shifts toward building accommodations that can be used for living or revenue generation, along with a central lodge or service hub to support the community.
These accommodations may include small suites, cabins, or shared-living units designed to provide both comfortable onsite living and the opportunity for rental income.
Estimated development range: $2.5M – $3.5M+
Approximate cost per 30 founder positions: $100,000 per position
These accommodations are designed to be low-maintenance and scalable, with options for simple onsite management so owners can benefit from use or revenue without day-to-day hassle.
This is not for everyone. This is for people who understand where land, food, and housing are going — and want to be part of building something real before it’s out of reach.
